What does this mean for the St. Charles County Real Estate Market?
The median days on market still sits very low in St. Charles County at 6 days for August 2022 (just 1 day above last month). The months supply of inventory is at 0.72 months. Closed home sales in St. Charles County dropped only slightly to 491 sales for the month of August. Although only a small decrease from the 502 sales we saw last month, it is worth noting that 155 fewer homes sold this month in comparison to August 2021. The median sales price of $331,000 in St. Charles County increased by only $1000 over last month. Data shows that homes are still appreciating, but at a slower rate than we saw at this time last year. Data Explanations
Knowing how to read and interpret this data is important. Here are explanations of the charts above:
Number of Sales - This is the total number of home sales for the month.
Median Sale Price - This is the median, or middle, sale price of all homes that sold in a particular month.
Median Days on Market - Days on market is the amount of time it takes for a home to go under contract. The number reported is the median, or middle number, of all homes listed for the month.
Months Supply of Inventory - This is a calculation that helps to quantify supply and demand in the housing market. This number tells you how long it would take to burn through the current inventory of homes for sale, if new homes stopped hitting the market completely. This number helps us to understand if the current market is favoring buyers or sellers.
In Conclusion
It's hard to turn on the news without hearing talk about the real estate market and where things are headed. The data and our own team's experiences tell us that things are beginning to balance out. While a changing market may be talked about with a negative connotation, this isn't a bad thing. These changes are normal and expected, it can just be hard to predict when they will happen and exactly what changes will take place. Watching this data helps us understand the current market so we can give both home buyers and sellers a realistic idea of what to expect.
People always ask us: When is the best time to buy or sell a home? The answer is: Whenever the time is right for you, your family, and your unique situation. The market is always changing, and it can be nearly impossible to time it right. We never know for sure what will happen next and when. We recommend evaluating your own situation and understand your options in order to decide when buying or selling a home makes the most sense for you.

What does this mean for the St. Charles County Real Estate Market?
The median days on market are still very low in St. Charles County and stayed steady at 5 days for July 2022. Once again the notable metric for St. Charles County this month is the months supply of inventory. This number increased by 0.17 months over July 2021. Although a small increase, this is significant because this is the second month in a row it has gone up instead of down. An increase in this number could indicate a move towards more balance in the market, but it is important to understand that the current months supply of inventory, at 0.77 months, is still very low and shows the demand outpacing supply when it comes to homes. Closed home sales in St. Charles County dropped to 502 for the month of July, which is down by 57 closed sales over June 2022. Interestingly, the number of sales this month is down by 108 closed sales compared to July 2021, when we saw 610 closed sales. The median sales price of $330,000 in St. Charles County has not moved since last month. This is one of the few times we did not see an increase in this number. However, you should know that there is still value in your home! If you are considering <a href="https://www.thechadwilsongroup.com/sellers/" title="Selling a home with The Chad Wilson Group" target="_blank">selling a home</a> in St. Charles County, you might be interested in finding out just <a href="https://www.thechadwilsongroup.com/sellers/free-market-analysis/" title="Free Market Analysis" target="_blank">how much your home is worth</a> right now.

What does this mean for the St. Louis County Real Estate Market?
St. Louis County data is showing a similar trend. The median days on market in the county increased by one day to 6 days. This is the first increase since April 2022 in the county, but this is still incredibly low. The number of closed home sales in St. Louis County dropped to 1068, which is 261 fewer sales than last month and 379 fewer closed sales than in July 2021. Just like St. Charles County, the months supply of inventory in St. Louis County increased over last year to 1.24 months (a 0.23 month increase from July 2021). This is only the second time in years that the median days on market in St. Louis County increased over the previous year and it is the highest we have seen this number in years as well. Although 1.24 months is still very low, this might indicate some balance coming to the real estate market in the area. The median sales price also rose slightly and is now at $250,000. If you are considering <a href="https://www.thechadwilsongroup.com/sellers/" title="Selling a home with The Chad Wilson Group" target="_blank">selling a home</a> in St. Louis County, it is a great time to cash in on your equity. In Conclusion
You are probably hearing a lot of the chatter about a changing real estate market; it's a hot topic these days. While we noticed changes earlier in the year taking place in other areas of the country, the data is beginning to show some small changes here in the midwest as well. While it may be talked about with a negative connotation, this isn't a bad thing. Changes in the market are completely normal and expected, it can just be hard to predict when they will happen and exactly what changes will take place. Watching this data helps us understand the current market so we can give both home buyers and sellers a realistic idea of what to expect.
There is always some speculation involved in trying to understand the direction of the real estate market, but even with the minor changes this month, the data still tells us that now is a fantastic time to sell your home if you are looking to do so. As the market balances, it becomes even more important to work with an experienced real estate professional. Our strategic pricing analysis and comprehensive marketing plan help to generate as much interest as possible. We are still finding that our sellers are often securing contracts in a very short amount of time and for the most money possible in the market. We would be happy to provide you with a <a href="https://www.thechadwilsongroup.com/sellers/free-market-analysis/" title="Free Market Analysis" target="_blank">free market analysis</a>, so you can decide if it might be the time to sell and make that move you have been dreaming of.

If you are looking to <a href="https://www.thechadwilsongroup.com/buyers/" title="Buy a Home With The Chad Wilson Group" target="_blank">buy a home</a>, don't let all the talk of rising interest rates scare you. In many cases, homeownership is more advantageous than renting and gives you the opportunity to build equity and often save money each month. While interest rates are not as low as they were earlier in the year, and buying power might be lower than before, it is still a great time to buy! We hear many buyers waiting for home prices to come down, but it is really hard to say if that will happen. Many experts expect a more slow, steady increase in home prices in the coming years. That means the home you have been eyeing will only get more costly.
Our team has a multitude of resources to help you find the right home for you and will use our expert negotiating skills to secure a contract with a price and terms that are favorable to you. Our unique strategies can help you secure a contract on a home that is perfect for you! This is important to consider because it is one of only two times in the last few years that this number has gone up over previous years in the county. The other was March 2022, when it increased by only 0.02 months. An increase in this number could indicate a move towards more balance in the market, but it is important to understand that the current months supply of inventory, at 0.60 months, is still very low. Closed home sales in St. Charles County increased to 558 for the month of June, which is up by 116 closed sales over May 2022. The median sales price of $330,000 in St. Charles County is also up by another $5000 over last month, having steadily increased all year. There is value in your home! What does this mean for the St. Louis County Real Estate Market?
All of the data in St. Louis County is trending in the same way as its neighbor to the west. The median days on market in the county held steady at 5 days where it has been since April 2022. This is the lowest median days on market in the last 3 years. The number of closed home sales in St. Louis County rose to 1312, increasing by 155 sales over last month. Just like St. Charles County, the months supply of inventory in St. Louis County increased over last year to 0.89 months (a 0.10 month increase from June 2021). This is the first time in years that the median days on market in St. Louis County increased over the previous year. Although 0.89 months is still very low, this might indicate some balance coming to the real estate market in the area. The median sales price also rose and is now at $249,900. If you are considering <a href="https://www.thechadwilsongroup.com/sellers/" title="Selling a home with The Chad Wilson Group" target="_blank">selling a home</a> in St. Louis County, it is a great time to cash in on your equity. In Conclusion
It is important that we paint a totally realistic picture of what the real estate market looks like so that both home buyers and sellers know what to expect. While many of the data points we analyze seem to show a sellers market, there are notable changes taking place that should be talked about.
We are starting to see some signs of normalization in the Greater St. Louis area real estate market. While homes are still selling fast, we seem to see fewer offers on any given home and more of the general terms that we are used to are creeping back into sales contracts. As of today, MARIS is reporting that 86 residential properties in St. Charles County, and 198 residential properties in St. Louis County have had price reductions in the last week. This has been uncommon since early 2020, as homes were typically selling well over list price in many of the price points in these counties. The last year and a half was truly an unprecedented time in the real estate market. Changes in the market are completely normal and expected, it can just be hard to predict when they will happen and exactly what changes will take place.

What does this mean for the St. Louis County Real Estate Market?
The St. Louis County real estate market tells a very similar story. The median days on market in the county, at just 5 days (where it also was last month), is at its lowest point in the last 3 years. The number of closed home sales in St. Louis County rose to 1143. Months supply of inventory dropped to 0.83, down from 0.91 in 2021. The median sales price rose yet again and is now up to $238,000. The data still tells us that home values are increasing, days on market remain low, and the housing market is favoring sellers as it has for much of 2020 and all of 2021. Eventually, the market will correct itself to be more balanced. While we keep a close eye on data that may help predict when a shift is coming, we cannot confidently say when that change will happen in the midwest.
It is worth noting the rise in interest rates. A quick search of various banks and lenders will reveal the APR for 30-year fixed loans to be somewhere in the 5-6% range as of the time of this article. This is quite different from the rates of 2-3% we were seeing in 2021 and even at the start of 2022.
As interest rates continue to increase, and families feel the weight of inflation, it is not unreasonable to think that the general buyer pool may become smaller. This means less competition for those who are still looking and able to buy, and fewer potential buyers for home sellers. This is something that can certainly affect the real estate market in the area.

What does this mean for the St. Charles County Real Estate Market?
Although markets may be shifting in other areas of the country, the St. Charles County real estate market data tells the same story of quick home sales and rising home values that we have seen since early 2020. The median days on market remains at just 5 days, a very low number that means homes are selling quickly. The months supply of inventory, currently 0.61 months for April 2022 has dropped slightly from April 2021 when it was at 0.63 months. Closed home sales in St. Charles County did increase, at 380 for April 2022. It is very normal to see the number of sales begin to rise in the spring months. The median sales price of $320,000 in St. Charles County shows a $5,000 increase from where the median sales price was last month. The data shows that home values are still rising. You have not missed your chance to take advantage of the equity in your home! What does this mean for the St. Louis County Real Estate Market?
The St. Louis County real estate market data also tells a story of quick home sales for top dollar in many cases. The median days on market in the county, at just 5 days for April 2022, is the lowest it has been in the 3 years we analyzed market data for this report. The number of closed home sales in St. Louis County rose to 1077, again likely attributed to the typical seasonality of sales that comes with the start of spring. Months supply of inventory also dropped to 0.79 months, down from 0.95 months in April 2021. The median sales price rose to $234,056, which is nearly a $10,000 increase over last month. The real estate market is still hot in St. Louis County! If you are considering <a href="https://www.thechadwilsongroup.com/sellers/" title="Selling a home with The Chad Wilson Group" target="_blank">selling a home</a> in St. Louis County, it is a great time to cash in on your equity.
Generally speaking, we are still seeing home values increasing, days on market remaining low, and the housing market favoring sellers as it has for much of 2020 and all of 2021. It does seem that the numbers are changing more slightly than we have seen before now. What we can be certain of is that this market is not sustainable, and at some point, it will correct itself to a more balanced market. While we keep a close eye on data that may help predict when a shift is coming, and we are hearing of shifting markets in other parts of the country, we still cannot confidently say when that change will happen in the midwest.
Something that we have seen happening, and expect to continue to happen, is a rise in mortgage interest rates. This affects both home buyers and sellers, as buyers will potentially lose some buying power and sellers may see their buyer pool become smaller as a result. If you spoke to a lender in recent months about loan pre-approval but have not purchased a home yet, it would be a good idea to keep in contact with them as interest rates change to ensure you still qualify for the amount of home you are shopping for.
The data still tells us that now may be one of the best times to sell your home if you are considering doing so. Many sellers are seeing huge returns from their increased equity and are finding that they can make moves they never thought they could make. We would be happy to provide you with a <a href="https://www.thechadwilsongroup.com/sellers/free-market-analysis/" title="Free Market Analysis" target="_blank">free market analysis</a>, so you can decide if it might be the time to sell and make that move you have been dreaming of.
We know buying a home right now can seem tough and we speak with many potential buyers who wish to wait until the market balances out and home prices come down. However, this typically comes with higher interest rates. Hypothetically, if a buyer can secure a home for $50,000 less by waiting, even a 1% increase in interest means they are still going to have roughly the same monthly payment. It is a good idea to speak with an expert who can help you evaluate if waiting will be financially beneficial. You may find that now is actually an opportune time to buy a home as well!

What does this mean for the St. Charles County Real Estate Market?
March 2022 brings little change to the St. Charles County Real Estate market, with the trends we have become so accustomed to continuing to happen. The median days on market, currently at just 5 days, remains very low. The months supply of inventory, currently 0.58 months for March 2022 has changed very little since last March when it was 0.56 months. St. Charles County did see an increase in closed sales this month (333 closed sales) which is pretty typical for this time of year as sales tend to pick up heading into spring/summer. The median sales price of $315,000 in St. Charles County, shows that home values are still going up, though maybe not as drastically as we saw in 2021. What this all comes down to is that it is still a great time to take advantage of the equity in your home!

The St. Louis County real estate market is also showing very similar trends. The median days on market dropped again, down to 7 days, which is even lower than March 2021 when the median days on market was at 10 days. St. Louis County saw the number of closed sales increase by almost 300 over last month, again likely attributed to the typical seasonality of sales that comes with the start of spring. Months supply of inventory is currently 0.74 months, which is down slightly from March 2021 when it was 0.86 months. The median sales price is $226,000, which increased by $1,000 over last month. If you are considering <a href="https://www.thechadwilsongroup.com/sellers/" title="Selling a home with The Chad Wilson Group" target="_blank">selling a home</a> in St. Louis County, evidence shows that it is still an opportune time to do so! What does this mean for the St. Charles County Real Estate Market?
The same trends we have seen for much of 2020 and all of 2021 continue as we get deeper into the new year. The median days on market in St. Charles County is at the lowest we have seen in the 4 years we evaluated for this report, currently at just 4 days! The months supply of inventory, currently at 0.51 months, is also low, and has dropped slightly since last year at this time when it was 0.66 months. February 2022 saw a very small increase in home sales (261 closed sales) compared to January 2022 (235 closed sales), when home inventory was at an all time low. We are entering a time when real estate activity tends to pick up due to normal seasonality as well. With a median sales price of $320,750 in St. Charles County, there is no doubt that home values are still rising. However, this number is based on only two months of data for 2022, so we cannot say at this time just how much the increase really is. Regardless, it is still a great time to take advantage of the equity in your home! What does this mean for the St. Louis County Real Estate Market?
Although the St. Louis County real estate market is typically different than St. Charles County, it is showing very similar trends overall. The median days on market dropped to 8 days, down from 12 days last month. This is still half as many days when compared to February 2021 when the median days on market was 15 days. Months supply of inventory is currently 0.93 months, which is down slightly from January 2021 when it was 0.99 months. The median sales price is $225,000. While this is down about $20,000 from 2021, this number is based on only two months of data so we have yet to see just what the median sale price will prove to be for 2022 overall. What we do know is that if you are considering <a href="https://www.thechadwilsongroup.com/sellers/" title="Selling a home with The Chad Wilson Group" target="_blank">selling a home</a> in St. Louis County, evidence shows that it is still an opportune time to do so!

The median days on market in St. Charles County remains low at just 5 days this month. This is a number we have seen most of 2021 as well. What does this mean for the St. Louis County Real Estate Market?
The St. Louis County real estate market is showing some of the same trends, although the numbers appear a little different, which is typical. The median days on market is currently 12 days, which is generally what we have seen over the last 6 months or so. Last year at this time, the median days on market in the county was 17, so we can see that homes are still selling pretty quickly in the area. Months supply of inventory is currently 0.95 months, which is down slightly from January 2021 when it was 1.08 months. The median sales price is $235,000, very similar to where it has been over the previous year. Again, this is based on one month of data for 2022, so it is difficult to make any concrete conclusions just yet. What we do know is that if you are considering <a href="https://www.thechadwilsongroup.com/sellers/" title="Selling a home with The Chad Wilson Group" target="_blank">selling a home</a> in St. Louis County, evidence shows that it is still an opportune time to do so!

Generally speaking, we are still seeing home values increasing, days on market remaining low, and the housing market favoring sellers as it has for much of 2020 and all of 2021. However, this month there are some important points worth noting in the more recent real estate market.
1) According to <a href="https://www.inman.com/2022/02/11/mortgage-rates-rise-above-4-for-first-time-since-december-2019/" title="Mortgage Rates Increase to 4%" target="_blank">Inman</a>, mortgage rates reached 4% for the first time since December 2019. Lenders have already seen mortgage rates increase this year, and we anticipate additional rate increases in the coming months. This could have an effect on the housing market.
2) Home inventory in the Greater St. Louis area, and most of the country, are at record lows. At one point this month, there were only 88 homes listed for sale in all of St. Charles County.

In Conclusion
We are still seeing many of the same trends that we have all year; home values increasing, while time on the market decreases or remains very low. December was no exception to this.

This was not from lack of demand, but a continued lack of inventory. The strong sellers' market continues, and home prices are expected to continue to rise into 2022.

Home values are still increasing in St. Charles County. July 2021 saw the biggest jump in median sales price for the county within the last 5 years, increasing from $260,000 in July 2020 to $289,900 in July 2021...an almost $30,000 increase! What does this mean for the St. Louis County Real Estate Market?
As in the previous months, St. Louis County is seeing similar trends to those in St. Charles County. Although the median days on market increased by 1 day in July 2021, it still sits at 7 days, which is very low, particularly when compared with median days on market in 2018 - 2021. Months supply of inventory is also lower compared to 2020, sitting at 1.04 months for July 2021. This is around a 50% decrease from the months supply of inventory in July 2019, and really shows the continued sellers market in the St. Louis area. Home values continue to increase all well, as seen by the current median sales price of $245,000 which is up $20,000 from July 2020. If you are considering <a href="https://www.thechadwilsongroup.com/sellers/" title="Selling a home with The Chad Wilson Group" target="_blank">selling a home</a> in St. Louis County, it is a fantastic time to take advantage of the increasing home values!

Are you thinking about <a href="https://www.thechadwilsongroup.com/sellers/" title="Selling Your St Louis Home" target="_blank">selling your St. Louis area home</a>? The Greater St Louis area real estate market is in one of the strongest sellers’ markets that we have ever seen, reaping huge financial gains to sellers cashing in on the rising equities in their homes. You have heard us say for years “it is a great time to sell”, so why is today any different?
Well, the speed of today’s market is causing buyers to write offers sight unseen, to offer thousands of dollars above list price, to waive contract contingencies like appraisal riders and inspection riders, and to woo the seller in creative and unique ways. Simply put, if you are at all thinking about selling, the tremendously low inventory of homes for sale right now, coupled with the huge buyer demand, is pushing up home prices to offer opportunities for home sellers.

Below we will explain what a sellers’ market is and the forces that are driving the current sellers’ market. We’ll also unpack real-world examples of our recent sellers’ wonderful outcomes and the lengths our team’s agents are going to help their buyers secure a home and take advantage of the low interest rates.
What is a Sellers’ Market?
Simply put, a sellers’ market means that there are more buyers than there is inventory, thereby pushing up the price of real estate. We took a deep dive into Sellers’ and Buyers’ Markets in a recent blog post; check it out <a href="https://www.thechadwilsongroup.com/blog/how-to-price-a-home-for-sale-in-market/" title="Learn about Buyer and Seller Markets" target="_blank">here</a>.
<img src="https://assets.site-static.com/userfiles/1688/image/Blog/Home_Selling_Series/Buyer-or-seller's-market.png" width="750" height="300" alt="Real Estate Markets" title="Buyers' Markets and Sellers' Markets" />
The real estate market measures “inventory” in terms of time on the market by comparing the ratio of active listings to pending sales as of the end of the month. This ratio gives us a turnover calculation, showing how long it will take for the current inventory of homes to sell. Below is the “Months of Inventory” calculation over the last 6 years comparing each January.
<img src="https://assets.site-static.com/userfiles/1688/image/Blog/Home_Selling_Series/Months_of_Inventory_Jan_2016_-_2021.png" width="1024" height="768" alt="St Louis Real Estate Months of Inventory" title="Months of Inventory" />
A real estate market is deemed to be a sellers’ market when there is less than 5 months of inventory. At 1.62 months of inventory in January 2021, our area home prices are getting pushed up rapidly, as buyers are plenty, and they are bidding up the prices of homes.
Of note, the last 6 months of 2020, we were hovering on average around 1.2.
Honestly, we just can’t predict how long this market will last, and if you are at all thinking about selling your home, we don’t want you to miss out on this market opportunity.
What is Driving this Sellers’ Market?
We explored <a href="https://www.thechadwilsongroup.com/blog/-5-reasons-now-is-a-great-time-to-sell-your-home/" title="Top Reasons Now is a Great Time to Sell Your Home" target="_blank">the top reasons now is a great time to sell your home</a> in our November 2020 blog post, which explained in depth the factors driving our current sellers’ market. In summary, they are:
Increased home-buyer demand due to historically lower interest rates helping buyers obtain more home for their money
Increased home-buyer demand because of changing needs/wants in a home from the COVID-19 crisis
Low inventory of homes for sale are pushing the sales prices higher and higher
Why is the Sellers’ Market Important?
A sellers’ market is simply the BEST time for a seller to sell their home. Home sellers that list their home during a sellers’ market will experience less competition against other home sellers, and fewer days on market, which means fewer days to be inconvenienced with showings. And these sellers will pocket more from their sale as they take advantage of the market driving the sales prices of homes higher.
4 Real Examples of Happy 2021 Home Sellers
O'Fallon, MO Two-Story Home Seller
Andrew and Sheila were eager to move closer to family in Minnesota. The many changes that 2020 brought our world gave them a new perspective on their priorities and a realization that they could choose to live anywhere and work remotely. They called Chad to talk about listing their home, and quickly realized this sellers' market provided them opportunities they may never see again.
After meeting with our stagers and doing some relatively easy and inexpensive cosmetic updates to their home, they listed their O’Fallon 2-story on a Thursday in January. By Sunday night, just 4 days later, they had over 60 scheduled showings, over 100 visitors at their open house, and received 9 offers to purchase. They accepted one for $30,000 over their list price, far beyond anything they expected to receive, which made affording their move to Minnesota much easier and more exciting. The buyers waived the inspections, meaning there would be no further money they would need to spend making repairs to their current home. They could instead use all of their sale proceeds, including the additional $30,000 they weren’t expecting, on their new home.
Lake St. Louis Starter Home Seller
Stephen and Megan’s Lake St Louis home was a perfect fit for them when they were newly married. Add in a baby and all of the toys and accessories that come along with her care, and suddenly your spacious home starts to feel a little cramped. Since this was their first time to sell a home, they called Joe Fruscella, a listing agent with The Chad Wilson Group, to help them navigate the process in the right way.
After meeting with our stagers and making their home show-ready, they listed their home at the end of January. The weekend brought over 40 scheduled showings and an incredibly busy open house, which led to 6 offers to purchase, all above their asking price. They accepted one for $25,000 over asking with no inspections and no appraisal, meaning they can rest easy as they plan for the move to their new, bigger home! That additional $25,000 will go a long way to paying off debt, investing in future education, or adding upgrades to their new home they might have had to put off for a while.
St. Peters Move-Up Home Sellers
Johnny and Lyndsey were not necessarily looking to buy or sell when they happened to find their perfect next home with a pool. Our buyer specialist successfully navigated a multiple-offer situation to help secure them their dream home. Knowing that we are in an incredible sellers’ market, they were not worried about selling their St. Peters home. Their listing agent, Sharon Cooper, helped them carefully consider the specific details in the 20 offers they received on their home, which led them to accept an offer that was $19,000 over asking price. And they picked their closing date so that it perfectly aligned with the move on their new home, relieving the stress of moving.
Matchmaking Pre-Approved Buyers to St. Charles Villa Sellers
Our team’s buyer agents are having to think outside the box and push their negotiation skills to the limit to secure contracts for their buyers. One of our Buyer Specialists recently hosted an open house where she met a couple that owned a St. Charles villa that was not yet on the market. In talking with them, she found that they would love to avoid the hassle of getting the home ready for marketing and entertaining showings. Our agent jumped into action matchmaking one of her villa buyers with this seller, resulting in a win-win situation for all parties.
Obstacles to the Opportunity of the Sellers' Market
So with inventory being so low and the rewards to the seller being so great, why aren't more people jumping in to sell their home? We took a deep dive into the reasons why potential home sellers had reluctance, and also how to prevail over those roadblocks in our recent blog, "<a href="https://www.thechadwilsongroup.com/blog/sell-in-a-sellers-market/" title="How to Overcome Obstacles of Selling a Home in a Sellers' Market" target="_blank">How to Overcome Obstacles of Selling a Home in a Sellers' Market</a>".
Conclusion
But like all good things, there will be an expiration date to this sellers’ market. If you have any interest in moving, right now may be the very best time to do it!

What the pandemic is changing about what you want and need in your home.
When asked about your dream home, what do you picture? Do you see a house with a big yard or a lakefront property? Maybe you envision a large kitchen, a wraparound porch, or a three-car garage. We have all thought a lot about what our perfect home looks like, considering it’s probably the largest purchasing decision we make in our lives! The pandemic has already changed the way we play, shop, and spend our money, but something else it has changed that most may not be aware of, is what people are looking for in their homes. Many who thought they had what they wanted are finding that these life changes have reshaped their desires for where they live. Our homes have become a place where we not only live, but play, work, and even attend school as well. We are using homes in new ways and with that comes new needs. Let’s take a look at some of the features that real estate agents in the St. Louis metro area are seeing home buyers look for more often.
A House With More Space
People are outgrowing their homes way faster than they ever expected. After making a temporary switch to a remote workforce, several employers found it was best to keep it that way. Work situations we thought were going to be short-lived are here to stay. For newly remote employees, a temporary office set up must become a permanent one, and <a href="https://www.thechadwilsongroup.com/blog/tips-to-set-up-a-home-office/" title="Dedicating a space for work" target="_blank">dedicating a space for work</a> makes working from home easier. On top of that, with many schools starting virtually, children are now learning at home too. When everyone needs to focus, having their own space is important. The need for more space has been a driving force for many to sell their home and move somewhere bigger this spring and summer. Home offices and dedicated learning spaces are now something many home buyers look for, and home builders are working these types of spaces into their floor plans more regularly.
A House With More Amenities
<img src="https://assets.site-static.com/userfiles/1688/image/Blog/How_COVID-19_is_Changing_What_Your_Dream_Home_Looks_Like/2.jpg" width="4032" height="1613" alt="Backyard Pool" title="Backyard Pool" />
After months of being stuck at home, many have realized the home they are in is missing something. Pools and playgrounds weren’t always necessary, because local parks and businesses offered these things. The shutdowns from COVID-19 changed that quite a bit. Playgrounds were wrapped with caution tape and, as summer began, public pools sat empty. Families longing to cure their boredom had to do so right at home. Families began wanting things like large backyards for pools, swing sets, trampolines, and other ways to have fun at home. Home owners are now finding that the space for entertainment options is more important and has motivated many to move into homes where they have more room outside. As the pandemic drags on, swimming pools, recreation rooms, and large backyards are now common requests for home buyers who are thinking more about ways to have fun without leaving the comfort and safety of their house.
Increased Rural Interest
71% of respondents in a survey posted by <a href="https://www.facebook.com/TheChadWilsonGroupRealEstateConsultants" title="The Chad Wilson Group Facebook Page" target="_blank">The Chad Wilson Group Facebook</a> page said they would prefer privacy with acreage over suburbs with neighbors. There seem to be several reasons for this increased interest in country living. As mentioned earlier, many people are now working remotely and no longer need to stay close to their workplace. There is also a health and safety factor. The <a href="https://news.un.org/en/story/2020/07/1069041" title="UN Article About Coronavirus" target="_blank">UN noted that 90% of coronavirus cases worldwide are concentrated in urban areas</a>. It’s easy to believe since cities are usually more densely populated than rural areas, making physical distancing more difficult. Rural properties also tend to have more land, which opens up the opportunity for more at-home entertainment that many home buyers are looking for. The property values in rural areas have also not seen the same rapid appreciation as many of the urban areas, meaning home buyers can find properties at a lower cost than their urban counterparts. Lower home prices mean lower mortgage payments, making rural communities a great option for those looking to stretch their dollar. We expect to see this trend continue as people are seeing the rural property benefits more often.

In the heart of the pandemic, everything non-essential was closed. As planes were grounded and beaches, theme parks, and entertainment venues shut down, many people had to cancel or postpone their vacations. After pushing trips back a few months, then a few months more, families gave up hope of making it to their destination. Things are starting to open again, but there are still plenty of restrictions in place making travel more difficult. There are also a lot of people who are still hesitant to travel because of health concerns. One solution that many are choosing is to purchase a second home where they can get away safely. Lakefront property, especially at the Lake of the Ozarks, has become a hot commodity, as people are longing to find a safe escape with their loved ones.
